Hi All,When sourcing larger commercial deals, who are the brokers that you connect with most prominently and what markets do they operate in? 

Also, any tips y'all would give to people who are just starting out, also I am open to other nearby areas where barrier to entry is still relatively low.

Buy than Build by Walker Deibel is a great book for Business purchasing, it talks about structure and evaluating. 

Dewald: Some other good zips are 63074, 63042, 63044 - great for long term rentals.There are good areas in south city left as well :-)I see more and more issues with municipalities like Berkeley, Pagedale where they want to narrow down the amount of rentals within a neighborhood and require homeowners to occupy and won't give out occupancy for rentals.Let me know if you've got any questions. 

The BP calculator uses a percentage for both cap ex and maintenance.  

I'm not but was just today inquiring about property in The Villages for that exactly same purpose.

Who pays for maintenance is determined by the written contract between parties, not a list on the internet.
