I don't think conventional loans are assumable from what I've read.

They may even have a website that shows zoning, etc. you can read minutes online too and see what attorneys represent developers consistently 

It really depends on what you need and how you want your financials to read so you can make informative decisions.

Honestly, never read the first I believe as from the ToC it was too basic for me. 

For us, our first deal opened up so many doors - I personally found it so much more valuable actually working the process than just reading, thinking, and talking about it. 

Got to be careful and really clear here - its not an unreasonable ask - but its a totally different request (and will be challenging) to be requesting capital investment from a partner with zero actual monetary "skin in the game"
