One thing to keep in mind is that if you choose to make the unit a rental your property tax is artificially low due to prop 13 which provides you cash flow opportunity that someone purchasing the property today would not have.

You're responses consist of mocking people who disagree with you and buzzword BS bingo (which is just as cringeworthy as your belief, everyone on here wants an older gentleman like you to be "patting them and telling them they're pretty") Now that being said, i dont even disagree with you on certain key points, and dont think your post was meant against new investors in general, but the way you try to bring your points across just sound like an angry old white dude yelling at the damn kids to get of his lawn.
