I'd agree that you could also split the app cost, but most tenants should know at this point there's an app fee.

I know Massachusettes has pretty specific laws against charging any type of app fees, but not sure what this means in terms of what can be asked on apps, outside of any obvious questions or statements which might violate FHA law).

I'd greatly recommend Celine with that company, she helped us almost evict bad tenants several times when I bought the property with bad apple tenants and eventually now we have great quality people with long contracts in all units.
