This project will have everything in there from changing air filter schedule to a list of repairs that are needed. 

It is nice to have to accommodate for forced air heating and/or air conditioning.

This deal would have a lot of updating and all new appliances, furnace with central air, water heater and new plumbing in the entire house 

; furnace- are ducts air tight or need insulated; HVAC;  Turn heat down at night.  

Trying to guess the taxes here in three years is completely up in the air.

That's how the properties should be being analyzed, and then use Air BnB as a value add where and while it is viable.
