Is it worth it to potentially take a slightly smaller return on this one deal to gain the knowledge/introductions for me to repeat this process in the future acting as my own GC?

My question is this.. there is a PA commonwealth lien from 2008 against the prior owner for Cigarettes' tax..

This house was very nice and clean (build later 1980) My tenant recently claimed there is mold on 1fl (it is like basement as there is no window, it is next to garage) When i see, the mold is not only one area but it seems widely spread on the ground floor (laundry room, wall, celiling etc) Since it is OOO investment, it is not easy to deal with mold issue.

I purchased this older home last year ($120k), which appraised at $186k before closing.

When I purchased this property, I used my HELOC to cover the 25% down payment.
