Making the smart move is based not on whether you win or lose a hand, but if you played the hand correctly based on probabilities. 

Here is my rationale - its a “win” for me b/c I free up cash w/o spending on closing, etc.; i don’t have to move (its close to where i need to be) and its a “win” for them b/c they get an investment property w/o traditional bank costs and they get a renter straight away.

After three years the winning bidder can file a foreclosure lawsuit and own the property free and clear if the owner does not redeem before the judge signs the foreclosure order.   

But it would be a win-win if they find a more affordable place to rent and you can replace with a more reliable tenant.Best of luck.

Some lucky people will take winning bets, but it's not based on rigorous analysis.

For all intents and purposes, if we could make this happen it would be a win-win I'm pretty sure.

I would see if I could create a win win with the seller, fix and refi in a year.
