*grins  Just be aware that could possibly affect your resale value down the road.From what I have seen (I toured a modular home plant near Elkhart, IN) and read in various trade magazines, modular homes are very well built, surpassing stick built homes in many cases due to a controlled climate and environment during manufacturing. 

A big part of me wishes I would have had the same direction and financial intelligence I do now, I perhaps could have devoted that time and money that went into school into starting my business, learning a trade/skill that pays well, etc. 

@Steve VaughanYes, you're right -- I am not gonna abandon my current "trade" -- but it is high risk, and want to diversify my net worth. 

I’m just wondering if anyone would be interested in “trading secrets” 😂 here are a couple of mine:1.

I specialize in Creative Financing, including seller financing, subject to, wraps, lease options, land contracts, trading speed boats for equity, you name it (if it is Safe and Legal) I've probably done it.

And I will have over $150k in cash left over for me to do with as I please (because I had lived in the property).So to sum up: I traded a $700k house with a $50k repair bill and $10k of cashflow.

Likely trading cap rate of between 4.5% (in a nicer area of Brooklyn) and 6/7% for a less desirable area/property.4.

However if the closing is delayed due to the bank's issue, the bank pays no fee whatsoever.

I'll take that trade off...MOST of the time!
