One of the ideas we are batting around is to negotiate a lease purchase with the sellers, where we would finish the 3rd unit, and then purchase the property at a pre-negotiated price.

Hello,We are thinking about building an ADU behind our house in downtown San Jose.

Ian they passed short term rentals and most of the legislation goes into affect later this year or early next year in columbus , we are short term rental operators. 

We are looking for a good deal but the area we are trying to move to doesn't seem to have to any amazing deals. 

It makes our lenders happy to work with us again because we are making sure that the deal is easy for them to approve. 

We are also looking to meet with people who are interested in partnering as we have some potential deals coming up later this year that may be too big for us manage on our own.We currently live in Berkeley, CA but plan to move to Hilo next year.

Now, if the property is OK as-is and inspections didn't turn up any red flags, then I'd say this looks like a decent deal.

I'm using the typical general equation: ARV x .70 -  repair costs = purchase price.I understand the markets are super red hot now however. 

We are interested in the BRRR strategy but housing in our market is quite expensive and In short supply so we’re considering sellIng our Rental and doing a 1031 Exchange to invest in a less expensive market like Indianapolis.
