This is causing me a lot of stress, to be transparent.I'm starting to consider going more passive and talked to two possible syndications - one an apartment building and one who has multiple investment strategies, apartment buildings, car washes, storage facilities, and a debt fund with 6% to 8% return (depending on how much you put in).

They trashed the floors (carpet & LVP), damaged the washing machine & dishwasher ; trashed the deck stairs risers; poop in yard; trashed one bathroom vanity, left tons of their clothes, fridge & pantry closets full of food, didn't maintain the yard, deck stair risers were damaged.

For example if it's an industrial space with loading docks, built-in machines, and large open floor plan used for a very specific purpose, once that tenant leaves the space is really only ideal for whatever type of business was operating.

You can charge for that, and take reservations online.Put some vending machines inside it, and add even more revenue streams.Give local swim instructors pricing on using your pool for their lessons, and allow them to market to the residence in the community.

There simply is too much data that goes into valuing a property that isn’t clean and “machine readable” as they say in the software industry, unless you’re in an area with a huge supply of genuine cookie cutter houses.If you’re not sure why some houses sell for a lot more than others I would find a local agent for your team who can give you insight.All of that said, there’s Zillow Zestimastes if you just want a general idea.

Washing your hands of this while you've been paid the full purchase price and the property is lost to tax sale while still in your name is not the correct course of action, imo.
