If I need to bring in a structural engineer, a mold tester, etc, I could easily spend $1000 on due diligence tasks, only to find out that the second lien holder is stubborn and would rather let the property foreclose than to take a small payoff.All that said, I generally go after short sales that don't have a lot of mass appeal (i.e., they need a lot of work).

I have had tham in the past and they only appeal to a certain type of individual.I have founf most people do not prefer them due to lack of natural sunlight, low ceilings, egress issues and some other issues.The biggest positivei sellin gpoint for me was the cheaper price I can offer them compared to a regular apt.I assume you are talking about a basement that is part of a ranch or colonial or cape Cod that has standard living space above ground?

My mom made a few upgrades to the house, added a deck, ripped up the carpet and added hardwood floors, and I'm impressed by the curb appeal my step dad did with the flowers and bushes put into the front and back yards.
