If all utilities are included, look up the comparable price on rentometer and active listings for the top half of the house. 

It does state the minimum term, and the tenant is responsible for all costs (rent, utilities, advertising, transportation costs to show the property) until either it is rented OR the lease is up.

The car loan does not concern me at all, I want to see the prior address history and any odd items that could be unpaid utilities or prior landlords from the credit report. 

Is there any way to modify the driveway or utilize a different entry point on the property to make "newbies" comfortable with the ascent?

She does a lot of research on the houses we look at, communicates with contractors, does mailings and marketing for potential properties, filing and keeping us organized, and other things I can’t think of at the moment.My question comes down to strategy and being able to utilize her as a buyer when she shows no income.
