@Allie Reeves  If the present owner SOLD her the property (via contract for deed, land contract), a bank would look on that history.

I offered to "buy" the contract from the Wholesaler for their assignment fee via an assignment agreement that had the original purchase contract as an attachment. 

She then tried to sell the house via a realtor on the mls.

The water heaters I can eliminate via tankless systems, but not sure what if anything can be done about the HVAC units. 

I've already got my first and second deals underway via my own cash/credit, now that that is tapped out I want to work on private money before seeking hard money.

Has anyone hired a single contractor to do everything exterior (site work, foundation, framing, roofing, etc.) for a new construction project and done all of the interior work themselves (or via your own subs)? 

My partner and I are in a similar situation - both about to finish grad. school and looking to pick up our first property (3-4 unit) this year via 203k-ing into a distressed property in a B/C neighborhood in the west suburbs.
