I evicted 4 more from that building that left easier, but I definitely feel the pain For this guy.  

There will be other distressed properties and some with more motivated sellers, you need to find the sellers pain, if they have some, then gauge their motivation.

lol I usually listen in my car which is a pain because sometimes because I literally have to pause and wait until I can stop to write stuff down stuff. lol There's always good nuggets in the podcasts.

Helping out a referral has been painful in the past.

Selling a house with tenants in it is much more of a pain because of arranging times with the tenant and avoid maximum inconvenience. 

I think we realistically could have almost all of it pains off by the end of 2020/early 2021.

Renovations included new granite in kitchen and bathrooms, new commercial stainless kitchen sink, new vessel sinks in bathroom, new tiled shower, new vanity mirrors and fixtures, new  LED lighting and 4 ceiling fans throughout, new vinyl plank floors with new carpet in bedrooms, new interior and exterior pain, stained deck, new fence on 3 sides, chimney repair, new cabinet hardware and new door hardware throughout, new plumbing fixtures, added channel/french drain at end of driveway for water pooling, added drainage near front of house to divert rainwater, added landscaping beds, river rocks and pavers in backyard in shaded area where grass will not grow, replaced IG thermal glass window.
