When I moved away from Savannah it was used as a traditional long term rental.

The prelim research I've done indicates that traditional lenders look for about 50% DTI to approve a loan.I have an annual W2 salary from my job, so my monthly income is basically fixed. 

I have been collecting rent the traditional way and would like to modernize my process. 

Hi all,Doing research for my first deal (still).There doesn't seem to be a "method" to calculate returns on properties- at least not like traditional rentals (50% rule, 1% rule, etc.)

Thanks @Annchen Knodt and @Alexander Felice...that was something I was considering as I hit my first BRRRR, but I think I will go the traditional route on this one.

Knee deep in student loan debt more than most others (other physicians included), will make traditional financing extraordinarily difficult, but that's a story for another day.

I've read a few REI books like the book on investing in rental properties, how to invest in re with no and low money down, rich dad poor dad, buy it rent it profit, and about half of the millionaire real estate investor.

Once put together on the foundation there is no difference than a traditional stick built home. 

Primarily looking to sell by traditional means right now - my father has decided this game isn’t his primary focus right now and would like to direct his attention to other goals.
