Also one has to look at what your trying to accomplish are you trying to replace your current job / income with changing careers into being a full time landlord.. or are you simply investing and building a long term portfolio  kind of like Day trading or just set it and forget it stocks and other passive investments.

Does placing the LLCs in a holding company establish a "parent company" relationship that would make it easier for legal action of a suing party?  

My vision for these meetings are that we have an agenda and walk away with action items.

Creating enough supply quickly is difficult, we need more trades people, more land, changes in zoning law,  lower lumber prices, more builders - it could take a decade.

For all of you experienced investors, what is you best advice for someone starting out, and what specific action/ research should I be taking the next couple months to be ready to make offers in September? 

Returns will be less as you age due to trading return % for surety, which is prudent investing.
