Reason I say this is she appears to not have any construction experience in managing contractors and schedule so for an investor or new lender to come in, its a tough sell. 

If you're not value-adding at all, a DSCR loan might be tough depending on your down payment and market.Lastly, if there's a value-add component and you're buying individually, considering going with a hard or private money lender who can evaluate each property individually and then exit out of it through a cash-out refi.

It is a tough market to master and overall the city has lost population every year for the past 20 years.

@Eric James a couple of reasons for the double close, but you're right that many use it for "hiding" the buyer from the seller or vice versa, some only do it so they aren't having to assign or disclose their fee and then there are places like NC where if you don't 100% disclose to all parties fully explaining the full process then ONLY double close WITH funding the AB side is allowed due to new legislation from the NC Bar.
