I don't think Hard Money is risky at all. 

I was thinking possibly doing $200k, 20% down and seller finance 50% of down payment at 7-8% over 5 years.

Wife and I were thinking about building to eventually rent instead of just selling the property outright.

I think for the most part from what I see they are either super interested and motivated in it or they're not. 

I do not think the world is falling.Hospitality has going for it that you can get gov't backed mortgages (don't ask me why, I'm not in Congress and I don't write the laws).

I know this is not your "typical" reason to refinance, however, I am wondering what you all think about using that equity on a home purchase as buying a home right now is extremely important to us not only for just having a home, but also prices will not come down for quite some time with our housing shortage.  

I do not think the concrete mix they use has been advanced far enough.

If the credit report comes back blank and you think it's fake, tell her so and move on.
