He has a very good job and great credit but is young and immature so I kind of just want him to go away BUT hate the hassle of having to show the place again (40+ min drive from my house each way), run background checks, etc.What would you do in a situation like this?

I was told by a friend ( who's NOT in RE) that it is necessary, ergo he referred me to Ray Reynolds "the godfather of credit"; however, I am skeptical about the whole business credit thing and putting down 10% for a desired line of credit with-in 60 days. 

Depends a lot on the deal, how much of your own cash you're still putting in, credit, reserves, etc.

Worse, what if there is a credit freeze due to economic conditions (e.g. 2009) and you can't get another loan at all?

See if there could be something specific for that, and it would be terrible if something happened to a tenant, but at least you would be covered. 

As a buyer, what is the largest "repair credit" or cash at closing from the seller you have seen be approved for a FHFA loan?

Since you seem to have traveled this road before, (I shall let you know what happens with on 1st property with GF); do you know any sources of GAP funding so I can scale up my operations in NJI can get Hard money elsewhere, Have some capital, credit and good FICOAny information would be helpful. 

Both of our credit scores are now hovering around 655 (originally mid to high 700s).
