We understand both sides of the business and have been hired by numerous investor clients to help them with their projects.  

I just don't believe that is a good return, based on the numerous webinars and podcasts and books I have read and listened to.

Are the numbers supportive of your plan to increase rents by 15%?

The goal is to share our experiences, learn from my mistakes,(which I made a few, Smile), things we can do better and how we can support each other, share our intangible resources.  

Both Dallas and Austin are touted for appreciation more than cash flow (I've read that it can be downright difficult to get Austin and Dallas proper to cash flow due to the property values there), but if you look in the suburbs you might be able to find something that can work for you if you find a good network of support.

I have the property's at about  50% of market value(10 comps to support this).

The tenancy was supported by Section 8 at about 50%, then went to 100% starting in October 2019. 

There was a lot of support they just want law enforcement on board.

I am not a masonry expert or engineer, just a carpenter that knows doors and windows need a proper opening and the weight of a building needs to be supported.
