I'm betting that the spread maintains itself longer than I want to wait, as fixed income investors currently want to lock in safety and the MBSes already traded on the market are going to be faced with substantial refi prepayments (which no new MBS buyers would want to receive right now, without a place to reinvest the proceeds).

People have been expecting a RE correction for the past 3-5 years now but the overall market has increased substantially.

Do a deep dive on that.Condos are also the worst combination of apartment and SF house problems.   

I really appreciate the deep dive, it's that much more eye opening as to how much growing I still have in front of me.

So I finally took the dive into hardmoney but have also come across some private money... my question is the private money can cover the acquisition expense but still need funds for the rehab.

I finally have financing in place (I wanted to dive in and see houses to find out what I was getting into before securing financing) and I am ready to make offers.
