If you're going the STR route definitely sort out your costs (including self or 3rd party management) before submitting your offer.

In preparation for my one year anniversary, I submitted a flyer to the office about a small event celebrating and offering new services (express facials, derma plane and eyebrow waxing). 

Still, we'd rather lose $500 on plane tickets and inspections and have someone swoop in and beat us to submitting the EMD, than lose $2000 for paying a non-refundable EMD and having to back out if it turned out the property was in horrible condition.

I submit, with notes, you end up dealing with different issues and different vendors - and they may be just as difficult, if not harder to deal with then fix and flips.

I have a question in regards to the process for submitting offers and negotiating a offer between Realtors.Our Realtor is currently working on a offer we made on a house last week and when I asked him how the process works he said he emails the first offer sheet and all other contact with the selling Realtor is done through text.

When the drawings were complete the Contractor submitted a proposal for 80K,  The price was over my budget and I have since found other vendors willing to do the work for 40K.The drawings appear to be ok and will be submitted to the City for a building permit, My questions is  if changes to the plans are required from the city am I obligated to pay the contractor I declined the remaining 50% prior to obtaining a permit or should I delay payment until the city approves the permit. 

I would assume the city, at a minimum, will want to at least inspect the framing of the repair work, but I would also think they will require plans submitted prior to beginning work.
