Nevertheless, even though I have a healthy E-Fund, I don't like the idea of having to rely on a tenant and/or tap into my savings whenever I do not have one, but I may not get this opportunity again, so I am really struggling as to whether I should take this risk.

For example, a struggling property may have a very low going in cap-rate give but once stabilized the purchase price makes sense and you can deliver a strong IRR.

It's not as huge a jump for them, they will struggle to find something comparable, if your market rent estimates are off you won't immediately lose a tenant, it sents an early expectation of firm but fair increases, and you will make good progress toward market rent.

The going price seems to sit around 200-250k/unit (regardless of NOI), which given the limits of the rental market I am struggling to make the numbers work.
