If it’s multiple LLc’s then you should have a management agreement with the PM for each LLC and they should treat them as separate entities (and not issue one check).If they are under one LLC then it’s an accounting process for you where you should have each one as a class and reconcile each month to put the $ into each class code.

I am an "out of state investor" meaning I don't invest where I live (Denver) so I strictly invest in markets where the numbers make sense.

If the seller has indeed updated some of the key systems recently and up to code, then that is phenomenal! 

Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the costI wrote much more about leveraging offshore assistants in this post here.

For SD and proximity to airport and that budget, La Jolla is probably the best for what you'll get, it's a top 5 zip code in the US for a reason.
