I was just thinking of streamlining the process as much as possible. 

In general, I'd be a little wary of new construction right now if you haven't done it before, the City definitely doesn't streamline the process.We are about halfway through a new construction single-family project in Bucktown.

Urbanized communities simply can't suddenly deregulate in a manner meaningful enough that the market shifts that dramatically.

In short, CA is experiencing out-migration and markets like Phoenix and Austin are benefiting from this shift. 

If indeed the military recommended the shift from Colorado to Alabama, then it may actually happen.Otherwise it may become a part of the many last minute shady rulings by the disgraced president that gets overturned by the new govt.

As soon as you shift to the second model, you lose that key strength and essentially now you have created an apartment style investment, but with mobile homes.  

You are a service provider and if you don’t start operating your business in that way - you will begin to see your clients shift just as newspapers did.

It seems likely that this has shifted to some extent within the last year, but I doubt very highly there has been anything like a paradigm shift.

Once I have my cashflow number my goal will shift to long term wealth (of course we all want both).

Just whispers of a shifting market, it doesn't feel any different to my buyers & sellers right now except that we have gotten a couple offers accepted without going astronomically higher than list or including an appraisal waiver with leaseback options for the seller.
