Give tenants rent discounts for keeping common areas clean, dumpsters monitored, etc instead of pros.Shop at Habitat for Humanity and CL for one-offs and buy remnants and in bulk at box-store sales.  

Apply for a Home Depot store and credit card.

I did recently pick up some books both from the public library and from some local used book stores.

Go the other way and convert the store to living space/workshop for some artist.
