My client and the seller set up a joint venture, they both co-sign on a loan, I'll lend the $50k in rehab (I'll do 100% because the seller is pledging the house as collateral), then when it sells, the loan gets paid off, the seller gets his $150k for the house, and then they split the profits equally.

Here's what the contractor told me via email this morning: "Just stopped and looked at the job it's going to cost $1050 to install a fan in that bathroom I have to find electricity in the Attic and vented out through the roof please let me know if you want to proceed with the project thanks"Has anyone else had this done recently?

So if you're going to do this, stop doing it for a month or two prior to applying for additional credit (such as another purchase or refinance mortgage) OR get the credit card company to raise the credit limit so high that your mortgage bill is some small percentage (15% or 25%) of the limit.
