The assumption from the legal group is that the wholesaler was unable to find a buyer for the contract so they do not close, thus moving the issue to civil court.

If the brick is unable to dry out sufficiently, the water content - particularly in the outer wythe - will freeze and cause the brick to spall or crack.These walls are often 2-3 wythes of brick thick, so the external face can be in pretty rough shape and the wall still have sufficient structural integrity to carry the load of the building.

According to NC's Vacation Rental Act, in the event of a mandatory evacuation order the tenant would be entitled to a prorated refund for any days they are unable to occupy due to that order unless they (i) refuse trip insurance that has been offered by "the landlord or real estate broker" (VRBO works here too??)

I don't have much cash at all and I'm trying to use a hard money to fund my first deal. with that being said once I'm done with the rehab, and I'm unable to find a buyer for 6 months or longer what would be the best way to go?

I have started talking to lenders, and my goal is to refi into a conventional 30 yr fixed, as I have excellent credit, but the problem for me is that I have no proof of income and little cash reserve.Once I am able to refi, I will use a HELOC to help with the purchase of  my next property.If I am unable to refi, I will sell and use HML or private money to buy another house.

To be a good wholesaler, first off you need to be able to navigate an incredibly slippery slope both morally and legally contacting desperate sellers off market, tying up a contract with them, and then often times attempting to resell that contract without proper licensing to do so and no ability or intent to close on the contract yourself within the time period allowable by the contract and with the intent to back out if you are unable to.
