Where Bruce and I live and operate there is a lot early-mid 80's construction, but you see very little inventory built in the 70's and 90's just due to the economy at the time.

I do understand the benefits of going larger (onsite managers/economies of scale) once you get to a larger complex, but at this point I am wanting to keep it simple as my experience widens rather then get into a situational where I am working around syndication as well.
