I do not think I tie a good time to invest in anything where the cycle is against you because values seem to be up and it tends to be a seller's market and it is hard to compete against cash buyers.You might have to do more offers to do as well before the cycle got in this place.

However, although the fix n flippers like to call themselves real estate investors, they are actually in the real estate business, they are not investing in real estate.Real estate seems to be the one field where a large number of people are willing to believe that with just superficial knowledge, the purchase of a guru's mentorship program, the reading of a couple of books by authors who were NEVER successful in anything except selling books about how successful they were, that they will be able to achieve success as a real estate investor.

You are trying to get his general thoughts on his being open to it or more closed off based on bad experiences in the past.If he seems neutral to positive you could bring up you are thinking of bringing in a partner on a deal and start talking about the property and details.
