If everything checks out on paper, perhaps by a certain margin, then the property is worth a drive-by or perhaps even interior showing, which would be stage 2.You could also assume that the property needs a certain amount of repairs per square foot upfront, followed by an ongoing amount, again by square foot.

so me and my friend run a mma gym we are renting a space inside of another gym we get it for 2 and a half hours a day 5 days a week for 250$ a month we profit 200 $ we are just starting out  but no competition in our small city but before we start marketing we want a game plan and we were wondering later down the road assuming we are making enough about this idea i had commercial house hacking running our business out of another building while renting other sections of the building out i have done a lot of research on house hacking because im trying to get my foot in the ground  but i know absolutely nothing about commercial real estate we both do not have credit but thats okay because we probably will not have enough gym members for a couple years

Even though it was literally just a small fire contained in the oven, damage cost of $20k, (restoration scam is a topic for another thread).But if tenant doesn't have that, your insurance company will squarely look at you to foot the bill, for a "small accident"
