Hard to keep and find reliable contractors at least not really expensive ones.

I'm wondering if it is a good idea to rely on Airbnb income since it really isn't as reliable as having a tenant with a lease in place?

It seems anybody reliable or that has a good reputation lives in Butte or elsewhere and isn't as interested in managing anything where they have to drive very far.

I have a couple of high value assets lenders like that because its lets them know you have some cushion if something happens, but cash is MUCH more reliable than values.

Conventional loans are more affordable and more reliable for a newbie then going for the private money which is more for educated investors.
