Even if you run the economics only out to 10 years and assuming zero appreciation and 60% expenses, the numbers are pretty eye popping so everybody wanted in.I already had a Texas series LLC for Deal #1 so I simply opened a new series, collected the funds, and closed on the purchase.The loan route is not much more difficult once you find a willing private lender, all you need is a promissory note and a pledge & security agreement.

I am going to kind of disagree with what is being said hereIf I were you I wouldn't even consider getting a real estate license because having a real estate license doesn't make getting real estate deal any easier, it will cost you money and your liability goes way up compared to being a regular investor.You don't need to learn anything more!

That makes me think that at least the advice I get by setting up an appointment with an attorney included in legalzoom's service would in fact be legal advice tailored to my own situation (and therefore come along with the same kind of liability and hopefully E&O that a regular real estate attorney would).

If the damage is beyond the security deposit, my mentor will inform the residents that he is going to have a handy-man come fix the damages and send the bill to the residents.Knowing how much damage can happen inside a unit, I plan to start inspecting the units in the New Year.
