For experienced Investors here, what do you wish you knew when you're a newbie?

Hey man, great report, however the numbers look a little too good to be true.

We introduced a new color scheme for our new construction homes.Once the exterior paint was finished, we realized that we strongly disliked the color we chose for the garage door.Easy fix, spend the money to repaint the garage door and update the color package for future homes.Hiccups like this happen every day in this industry.

Due to personal faith based reason, I prefer to only invest in all cash deals that don't involve traditional financing (so typical passive RE options like syndications, RE funds with fixed returns, REITs etc are not a viable option for me). 

Do you rely on specific data sources, gut instincts, or perhaps a blend of both?
