I've only recently started listening to bigger pockets podcasts, and reading about real estate. my vision is the same as most people on here, which is multiple passive income streams, one of them being real estate. it doesn't take a genius to figure out austin real estate has a pretty high barrier entry to market, with a lot of big fish.. that being the case, I'm wondering what would be possible ways to enter the market (eg. foreclosures, gentrifying neighborhoods, off market properties, etc.), and potential strategies to look for and assess these deals.

Looking for some info as far as deal quality and things to watch out for.Price: 149,900Units: 12More info:9 lots occupied. 8 of which are park owned.3 vacant lots and room to add 4 more.Ad claims 42,000 a year in gross income currently (with the 9 occupied units).I believe that makes rent/fees income equal to $500/month per unit.Wondering what sort of stuff to be wary of when reading ads like this.

I think some of the challenges you're going to have speculating appreciation with a new build in UT county are (and this is my skeptic side, so take this with a bit of a sarcastic tone - and sorry, I just re-read this and it's long... ):Lot sizes are ridiculously tiny - you're not going to find a lot of availability of a spacious lots (or any size lot) for a reasonable price.
