I went with the "free" group and did a great deal of work knocking on doors, hanging sticky notes, making phone calls and would find people they had no clue how to reach and I'd get them on the phone etc.

on top of this the person who eliminated the rodents put mothballs in the attic area which are now out of reach and it's making the smell complex.

I would also like to reach out to investment partners if possible.I have wanted to get involved with real estate for several years now, but life happened. 

Sure, but we are likely reaching the point where I have to leave this to the experienced sponsors on BP because I don't want to be that guy who provides advice on the sponsor side of the transaction.  

I have reached out to a few local wholesalers mentor me, but, since I am a real estate agent, I've been told that real estate agents are not good candidates, or that I should find deals 1st and take it from there.  

Look into creative financing and or private financing.Best of luck to you to in reaching beyond your goals!
