You see what makes little to no sense to a pure investor (non-occupant) makes complete sense to an owner occupant in Austin.  

Some of the ones I've explored are myoutdesk, rock star VA and upwork. myoutdesk is purely focused on RE. 

ITs a little pricey as a pure investment, but would be an outstanding house hack. 

Does it change based on your strategy (Buy and Hold or pure Flip)?  

One thing to remember BRRRR works when you buy distress properties to some degree and that may mean financing eligible or not, in that case it is purely a cash deal.

You can focus more on cash flow on pure rentals later in life, but early is the time to go for the capital gains.My advice is to house hack as many times as you can before you have kids.

Not sure if there's a separate moral issue, but if it's purely a financial decision, I'd rerun the numbers excluding the $1700.  

Are (some) Lenders that desperate to find Borrowers, that they lend purely against your promise to pay back, even though you have no provable assets or income, and they'd have no way of tracking you down if/when your scheme/scam comes undone?

Can't read through the post to comprehend what is being asked, think you "know" what you obviously don't, think you are "morally correct" and need to chime in when you have nothing of substance to add to the main question asked, are cynical and quick to pass judgement on someone you don't know and have no clue of their situation and on top of that you show that your intention on chiming in was purely to be an instigator and keep ganging and passing judgement.
