Then I look at housing prices to get a sense of what's the minimum amount I need to pay to obtain said rents.

The information I am looking to obtain is how to gauge demand, pricing per night, locations to choose, and comparable properties so you can compete!

Just as a general note, I'd caution against taking large write-offs against ordinary income if your goal is to obtain bank financing.
