HOA's are just a royal pain to deal with as they can also change their own rules anytime as well.

The real question to ask yourself is which will be a less pain in the butt in 3 years, 5 years 10 years.

Don't let the psychology of previous investment lead you into what turns out to be a bad deal (i.e., you already spent money on an inspection, or you'll lose your $500 earnest money, so you follow through on a dud). 

This associating has been a pain for years and now their still tryng to stir things up for us investors.  

It will be a pain and the previous owner might not play nice.
