Sometimes they change the zoning to promote residential growth and the map your using may not reflect that.

You want something, generally speaking, that needs some work but isn't too much to where you can minimize the risk when it comes to the amount of rehab, but is located in a market that can sustain a good healthy After Repair Value while providing rents that promote a good cash flow in the face of interest rates, property taxes, and insurance costs. 

Now, don't get me wrong...it's the MOST POPULAR thing for someone to sell a book on...or promote their course they want you to buy...but after doing this for 20 years, I still don't have enough cashflow to "quit my job".

The key is the break the time=money equation that defines our income and let your money work hard for you when you're sleeping/on vacation/relaxing.
