With rising interest rates, I am planning on a softening of the house housing market, but short of a 9/11 event or something similarly shocking, it is doubtful that much will change in the rental market.  

Along with getting title commitments or preliminary title reports as we call them .. up front .

The hot tub had to be emptied and scrubbed down, refilled and shocked.

Based on some preliminary research, the local regulations seem relatively STR-friendly (as long as the property is in the right zone), and AirDNA research indicates quite substantial revenue potential for a 2-3 bed single-family in the Guerneville area (source).
