I believe I can get more bang for my buck away from New York and am hoping to solicit suggestions on where my money would be able to do the most work.I have no preference as to whether the location is close to NY or not. 

The on-site tech was expressing a personal opinion that he would prefer to move out if he was living there (with every conversation I am getting more of "the sky is falling!"

I am still showing to people who wish to see it but I know some people prefer to wait.  

(At this point, I prefer to hold them, cuz they'll pay for themselves in 2-3 years and keep on generating income.)This is not to take away from your good fortune, but to say that this is a repeatable success under the right conditions.

Or, do you prefer to invest a lot of time reverse engineering up front?  

I don't know if it qualifies as niche, but I use Fannie Mae to finance my investments.
