They have tough terms buy they are a real player in the Baltimore Market and have been doing business there on a significant scale longer than I have.

I now have all my tenants (middle-level properties, all educated middle-class tenants) pay everything through Chase QuickPay - I chose Chase for my business account for this reason.   

There is also REAPS as well; those are two of the bigger players, but there are some smaller RE investment types of groups throughout Washington State, just depending on your area.By the way, I'd love to hear about your project in Alki Beach area.

I have been researching and it seems odd that the firms that offer these products are not "big players" or "well known" firms (none that I have heard of at least).  

@Ryan Chase  There are a few reasons selling with seller financing can be a better option.1.

An inspector would help tremendously with it, but you could be sending him on a wild goose chase for properties too.

I would venture to guess you can find serious players in many major US markets right here on BP if you ask around :). 

I haven't used it to get my own deals yet but I'm learning a lot on what our big players are focusing on, and the whole process.

You do not want your first investment to be a place where you are inheriting tenants you are going to have to chase down for rent like the owner has already told you.It is worse than he is telling you. 

And you have plenty of smaller players that sell direct and handle the entire operation as well.So its really a pretty simple concept... virtually every metro area East of the Rockies and south of NYC has turnkey in their market...
