I think I am looking for someone to do taxes and give tax advice but I am 52 with a great job and would like some advice for investing / retirement planning. 

Due to the current high interest rates and prices, many investors are choosing to increase their down payment to ensure a positive cash flow even in the not so "nice" areas and plan to refinance in the future.

My intention is to establish positive communication with the current tenant while respecting their existing lease agreement, with no plans of requesting them to vacate.I would greatly appreciate any insights, suggestions, or advice you might have regarding reaching out to the tenant, drafting a letter, and managing this transition smoothly.Thank you in advance for your assistance.Best regards,

The home is small and old but everything is working as far as water (public), septic tank, stove, electric, etc.It does look outdated though (and in my opinion ugly), so I’m thinking of perhaps replace it with another used mobile home that’s in good condition and built at least in the 90s.My plan is to live there and flip it after a year or so.

The plan is to owner occupy a unit and rent the other unit.

I am planning to have this code running on a website using Flask soon so I can access it while mobile, but it will still need to use the Paragon API which not every region uses.
