Physically, work out, mentally-- focus on your connections with your spouse, friends, family,  human connections and relationships are a crucial part of sanity IMO.  

Where do you physically put the MH when rehabbing it? 

If something goes wrong, your physical proximity can matter a lot.

@Dov KlitnickNot really.. my first purchase was out of country and I didn't physically look at the properties until 90 days later.. didn't really have to see it..

If you can no longer afford to live somewhere, you need to move, not drag the landlord through court until the sheriff physically removes you from the unit.Beyond that, a major deterrent for evictions is the "unknown".

Since I don’t currently use booking.com, I tried associating that with my “lead” listing, but I have to physically go to booking.com and create the listing first.

Obviously you have to dig very deep and break that yes down into all its separate components (who pays for it, who does the physical work,etc).Regarding making money.

The advantage of using a registered agent is that you can use their physical address instead of your own.

Making a wholesaling commission basically just on a debt instead of a physical property. 

I know the proper way to do this would be physically going to the property and talking with the tenants, but due to COVID have leaned towards just sending a letter.
