During our stay, we were discriminated against due to our racial background and accused of smoking in the room we stayed in, and the hotel and its management refuse to provide us with physical evidence.

I think thats the difference - because I have someone that is willing to really put in work like myself  - she will physically be out there with showings and checking on maintenance etc. rather than me wait for an email or the system to update.

Monthly Cash-flow is now just below $300, but I was also able to pull out cash (PML funded the purchase at 75% of ARV) that was created out of thin air.Just note, this all works best when the property is both physically and financially distressed and there is little equity or even owner is upside down.

The market determines the value an appraiser only tries to estimate what the market is doing which is hard because real estate isn't a commodity item like crude oil or precious metals each piece of real estate is different.
