I would spend every weekend and some weekdays looking at properties with my newborn baby (feeding, changing, holding), which took a lot of physical effort, and at the same time inspecting properties and calculating numbers.

Starting out I am planning on closing with contracts, I’m still having a hard time understanding double closing and as you said, the contract is all I am selling, not the physical property.

Lisa,The answer to your question is likely "yes", in that you are typically not required to make any physical changes in the building to convert it to condominium ownership.However, there are many "moving parts" in this process, so I would strongly suggest speaking with a qualified, local real estate attorney about the specific requirements for both the State of Texas, as well as any possible municipal requirements.Hope that helps.

I anticipate this happening again, since she obviously does not grasp the concept of physics that is in play here.The other shelving unit that failed last month was a 5/4" wooden shelf with a 1 1/2" wooden rod for hanging clothes with nice hefty L-brackets (this shelf pulled the screws out of the anchors), so she has demonstrated the capability to stress and fail even the sturdiest of structures.
