I always personally call the HOA or condo management and ask specifically about rental restrictions, pet restrictions, etc., even if the home is currently rented as some may allow rentals but have wait-lists after transfer of property or the current owner may be renting without proper registration or permission.  

We would also be able to market to people that are on temporary duty or to extended families that are visiting.The advantage of staying in a duplex on our land include:1) Full Kitchen2) Ample parking for moving vans, trailers, boats, etc3) Washer/dryer in unit4) Pet Friendly 5) More space and privacy than a hotelPotential Disadvantages:1) Cost to build: I expect that the cost to build the duplex will be around $85/sq ft.

O yeah, and they would rather sneak their pet in over paying the pet deposit.

The renter said that he had no pets when he moved in. 

In the addendum it states that they are responsible to keep the property clean of trash, insects, rodents and pets.

Does it mean that after a year, even if I allow a pet on the property, I cannot hold more than 1 month's of deposit? 

Unauthorized occupants and unauthorized pets and unpaid utility bills.... hmmm.

Plus a consistent pet rent of $25/animal/month.

Last year when I advertised for my rental I stated "No smokers, no pets".Applicant stated on his applicantion that he does NOT smoke.
