I’m just not sure if my first REI should tie up my money in a long term asset (appreciation) vs investing in a quicker ROI (fix&flip, BRRRR, wholesale, or simply cashflow)The typical down payment in Denver metro for single family is around 80k (which I don’t have in liquidity).

So if it’s a $10 million deal and we are using 50% leverage then the capital raise is $5 million my partner and I will personally invest between us $500 - 750k into the deal under the exact same terms as the other investors.

In addition, they will need space in the common areas for their stuff as well (think refrigerator & pantry for food, etc.)No background check will show how clean they are, how they respect your space, whether they are a loud person, or a night owl, who they invite over to stay with them and such.

She'd have to invest some money to create this set-up. 3) Selling doesn't make a lot of sense, because in this market, she'd end up paying the same for a small place, condo, with less flexibility.
