The single-family inventory I'm seeing at the $400k price point typically needs a lot of work and many of the defects are safety issues that could get a landlord in hot water if they weren't addressed in a timely manner.  

We've taken on the management of so many properties over the years that were veritable death traps before we came in and brought them to code; non-working smoke detectors, missing CO detectors, mold issues, myriad safety issues and on and on. 

It's a 3/2 with a pool, so we have some reservations on pool safety & liability, as well as what utilities we as landlords should keep in our name - which utilities in Nevada can put a lien on the property for non-payment?
